MR Developments was created to solve a simple but stubborn problem: there is funding and political will for affordable housing, yet too few projects make it from concept to completion. We step into the middle of that gap and stay there until homes are built.

Who we are

MR Dev is a development and advisory firm based in Halifax, Nova Scotia. We focus on affordable and community housing projects led by non-profits, co-ops, and public partners.

Our background is in private-sector development and risk management. We use that experience to:

  • Design projects that work for lenders, funders, and regulators

  • Protect long-term affordability and community ownership

  • Navigate complexity so partners are not left to figure it out alone

The gap we fill

Most affordable housing fails in the handoff between policy and execution. Plans and announcements are made, funding programs are launched, but projects stall in the middle.

Common friction points include:

  • Sites that are not development-ready

  • Misalignment between non-profit goals and lender requirements

  • Zoning and infrastructure hurdles that eat up years

  • Disconnected advisors, each focused on a narrow slice of the project

Our role in a project

We are a systems builder and execution partner. We:

  • Manage early-stage risk so non-profits are not exposed to unmanageable downside

We start from the mission of the organization and the needs of the community it serves. Then we build the development framework around that mission, not the other way around.

Our current initiative

MR Developments is currently leading the development of a multi-year, multi-site affordable housing initiative in Nova Scotia.

  • Over 1,000 units of affordable and community housing in various stages of planning and delivery

  • Multiple sites in partnership with non-profits, co-ops, and municipalities

  • A coordinated roadmap that aligns land, approvals, infrastructure, and funding
